The Hernando County Board of County Commissioners (BOCC) voted 4-0 on July 14 to exempt a long list of low-risk home improvement projects from requiring a county permit. The vote came before a board that now consists of four members, with Commissioner Brian Hawkins’ seat vacant after his resignation in June to run for the Florida House seat.
The exemptions include projects like patching a roof, replacing a garage door opener, resurfacing a pool, storage sheds up to 288 square feet, minor roof repairs under 200 square feet, non-structural patio slabs under 500 square feet, drywall repairs up to eight sheets, interior flooring, cabinet and countertop swaps, and kitchen remodels that do not involve plumbing, electrical or structural elements. Development Services Planning Director Omar DePablo presented the proposal, explaining that the changes aim to cut red tape for low-risk work while keeping the Florida Building Code, floodplain rules, and life-safety requirements intact.
The newly exempt list also covers pool resurfacing, pull-down attic stairs, low-voltage wiring, and like-for-like siding. Commissioner Steve Champion applauded the changes and asked if water heater installation was included in the exemptions, which was confirmed. The comprehensive list of changes will be added to the county’s website.
The Hernando Sun reported that the vote means projects like these can now move forward without a trip to the permitting office. The changes are meant to reduce confusion and streamline the process for homeowners and contractors.
